Villa prices cover a huge range. Smaller two or three bedroom villas often start somewhere around 200 USD a night, while large, fully staffed luxury estates run well into the thousands. Prices climb in the peak season, roughly December through April, when a 30 to 50 percent jump over the quieter months is common. Most rentals also carry a refundable security deposit and a cleaning or service fee, so always look at the full, all-in cost rather than the headline nightly rate.
What to Check Before You Book
A few things save you from surprises:
- Minimum-night stays, often three to seven nights in peak season.
- Check if you are free to choose your own vendors for things like decoration or a private chef. If the villa doesn’t allow it, you are forced to choose the extra services they provide even if it is too expensive or not exactly what you want.
- Whether parties are allowed, since most Tulum villas do not permit events at all. Region 15 has the most villas that do.
