Two things to plan around. First, the roads: many are unpaved and rough, so getting around takes longer than the map suggests, and a sturdier vehicle helps. Second, construction: the area is still being built out, and an active building site near your villa can break the very peace you came for. It is close to the beach as the crow flies, but real travel times are longer because of the roads, and they grow the farther you are from Avenida Kukulkan.
