Region 15’s roads are all dirt paths, and their poor condition can make getting around a challenge, especially during the rainy season. Navigation is further complicated by the fact that Google Maps often shows roads that don’t exist or are unsuitable for cars. If you’re heading to this area, having a scooter, motor or 4×4 vehicle will make your experience significantly easier.
Remote Feel with Natural Surroundings
One of the highlights of Region 15 is its serene atmosphere. Surrounded by lush jungle, it provides a level of tranquility that’s rare in other parts of Tulum. However, the area is still under development, with ongoing construction projects that can disrupt the calm.

Ideal for Private Parties
Region 15 features a growing number of villas, many of which are secluded and surrounded by nature. This makes the area an excellent choice for hosting private parties, as noise restrictions are less of a concern compared to other neighborhoods in Tulum (most villas in Tulum don’t allow parties).
Close to the Beach - As the Crow Flies
Region 15 is located between La Veleta and the beach, with the popular residential area of Aldea Zama situated across Avenida Kukulkan. While it’s close to the beach in absolute terms, getting there can still take time due to the bad roads. Its location appeals to those who want a mix of seclusion and proximity to Tulum’s main attractions, but travel times and road conditions should be factored into your plans. The further you are from Avenida Kukulkan, the longer your travel time is.
